Unique Dwellings For Sale presents this huge Danube property plus income potential in Bulgaria. SOLD.
Consisting of a substantial former wine merchant’s house this huge Danube property plus income potential was built in 1896. Located in the historic center of the developing town of Tutrakan (population 10,000) which attracts fishing and cycling tourism along the European Danube route. Although habitable the property is in need of a reform.
The house sits just above the old fisherman’s quarter which now has many new houses and restorations. The living quarters follow the original Romanian architectural plan of six rooms, one of which is now a kitchen and one a large bathroom. Measuring 130 m2 on three storeys, 390 m2 in total. The property has two shops one big, one small, on street level and a large stone cellar behind them which once housed wine vats. The layout of the apartment is open plan. A large entrance area and hall lead to an enormous living room which once had an additional wall to make an extra bedroom and could be more imaginatively re-installed. Ceilings are 10 feet high and windows are wooden, with original wood beam floors throughout. Attic space with sweeping Danube views could be converted into a three bed flat. Large new black and white bathroom and marble kitchen, roof in good repair. Nearly 600 m2 uphill terraced garden. Shops and cellar need complete remodeling but the apartment is very livable requiring mainly painting in some rooms. Imaginative use of space and heating installation are needed, in the past a wood stove has been used. Unusual opportunity for commercial development or creative use as well as living/rental space. EU grants for tourism development are available.
My Bulgarian partner and I have had this house for many years, but I am now widowed and can no longer maintain such a large property, so selling with everything, including appliances, furnishings etc. There is an additional newly renovated (but not yet completed) guest cottage directly across from the house with magnificent Danube views, price €8,000. I am wide open to negotiations on price for someone interested in both houses. Please see separate listing HERE!
Tutrakan is located midway between Ruse and Silistra (60 km in either direction), this is an old Roman garrison town which was once home to a thriving fishing and processing centre trading all the way to Vienna. It is still a fishing town, with good catches of catfish and carp. Among the most interesting museums is the Danubian Fishing and Boat Construction Museum displaying hundreds of exhibits depicting the history of fishing from ancient times to the present, including nets, harpoons, anchors, 150 meter nets and fishing boats. In summer there are numerous festivals and concerts located in the riverfront park, which also contains the remains of a Roman fortification. Please note the map is not the exact location of the property, only a representation of the town.
